Royal House offers two types of double room, both air-conditioned and equipped with a private bathroom with toiletries and a hairdryer, flat-screen satellite TV, minibar and wooden or parquet flooring. The rooms occupy the first and second floors of a historic building without a lift, a detail worth considering for those travelling with heavy luggage or who have difficulty with stairs.

The main difference between the two room types concerns size and view: the standard Double Room measures about 20 m² and does not guarantee a view of the Colosseum, while the Double Room with Colosseum View, larger at 30 m², looks directly onto the amphitheatre, offering a scene that is hard to find elsewhere in the city. In both cases, guests can indicate their preferred bed type at the time of booking.

Location & what to see

Royal House is located in Rione Monti, one of Rome’s oldest and most characterful neighbourhoods, in a position that has few rivals in the city: the property stands literally across from the Colosseum, about 50 metres from the amphitheatre and 100 metres from the Domus Aurea. The area is lively with historic venues, trattorias and small bars frequented by both Romans and visitors, and the building housing the guest house is itself a period building without a lift.

Getting around is extremely convenient: the Colosseo metro station is about 250 metres away, while Cavour station is 500 metres away. Termini station, the city’s main railway hub, is about 1.3 km away, convenient for those arriving by train or needing a connection to Fiumicino (19 km) or Ciampino (11 km) airports. Just steps away are also the Arch of Constantine (250 m) and Palatine Hill (500 m).

The neighbourhood is ideal for exploring entirely on foot: the Roman Forum is reached in under five minutes, while the Imperial Forums are about 850 metres away. Continuing towards the centre, in about 1.2-2 km you reach Piazza Venezia, the Trevi Fountain, Campo de’ Fiori and Piazza Navona, all reachable with a pleasant walk through the alleys of the historic centre. Evenings in Monti also offer a lively nightlife, with bars featuring live music and informal venues open late.
